Special Highlight: Lentor Hills Road (Parcel B)

The Lentor neighbourhood in the Ang Mo Kio planning area is set for an exciting injection of new homes, new parks, as well as seamless pedestrian and cycling connectivity to the quaint Teachers’ Estate from the Lentor MRT station.


Among the upcoming private residential projects are the mixed-use development Lentor Modern, a site that was sold in January 2022 in Lentor Hills Road (Parcel A), and two others – Lentor Central and Lentor Hills Road (Parcel B) – which had their respective land tenders closing in September 2022.


This article focuses on the Lentor Hills Road (Parcel B) site that spans 1.08 hectares and can potentially offer 265 residential units. TID Residential Pte. Ltd. had placed the top bid for the plot at $276.4 million, which translates to a land rate of $1,130 per square foot per plot ratio (psf ppr). TID Residential is also part of the joint-venture developer for the nearby Lentor Hills Parcel A development (Lentor Hills Residences). Of the current sites awarded in Lentor Hills estates at the time of writing, the Lentor Hills Road (Parcel B) plot is relatively smaller, and its entire south-western side faces the low-rise developments, potentially offering future residents unblocked views towards Teachers’ Estate and the Thomson Nature Park.

In an illustration by the Urban Redevelopment Authority, the several upcoming housing developments in Lentor Hills are linked by ‘green finger’ extending from the future Hillock Park. The Linear Park along Tagore Road, meanwhile, will enable residents to cycle or jog to Lower Seletar Reservoir and the Central Catchment Nature Reserve.


The Central Catchment Nature Reserve, the largest nature reserve in Singapore – home to some of the richest biodiversity – can be accessible via the Lower Peirce Reservoir Park, which is about a 25-minute walk from the Lentor Hills Road site. With nature so close to home, future residents can frequently experience and enjoy the beauty of the nature trails, boardwalks and views of the reservoir.


There are no lack of leisure and recreation activities. Park-goers can also visit the Bishan-Ang Mo Kio Park which is a 10-minute drive from the development.

Connectivity and convenience
The project is within walking distance to the Lentor MRT station on the Thomson-East Coast Line (TEL) which is about 400 metres away. It takes residents to Woodlands in the North, and will improve connectively to the city centre as well as eastern Singapore when the entire TEL is completed. Some of the upcoming stops on the TEL include Orchard, Great World, Maxwell, Shenton Way, Marina Bay, Gardens by the Bay, Marine Parade and Siglap.


In addition, Lentor MRT station is 4 stops to Caldecott MRT station which links up to the Circle Line, as well as 5 stops to Stevens MRT station that connects to the Downtown Line. These connections further provide seamless and convenient commute to central Singapore as well as towards Tampines in the East. Meanwhile, it is also well-served by road networks, with the Seletar Expressway and Central Expressway just minutes’ drive from the project.


For daily necessities, future residents can pop over to the commercial offerings at nearby Lentor Modern and the Ang Mo Kio 628 Market, while there are numerous F&B options in the vicinity, including eateries in the Tagore industrial estate, Teachers’ Estate, and along Upper Thomson Road. More retail experiences and offerings are also a short drive away in Ang Mo Kio Central and AMK Hub.


Families may be attracted to new homes in the Lentor Hills estate because of the number of schools in the area. Schools near the future development include Anderson Primary, CHIJ St. Nicholas Girls’ School, Mayflower Primary, Presbyterian High School, Yio Chu Kang Secondary, Anderson Serangoon Junior College, and Nanyang Polytechnic. Many owner occupiers value the proximity to good schools, not just because it offers convenience to their school-going children, but could also potentially attract tenants in the future when they choose to put their property on the leasing market.


Being nestled in an exclusive private residential neighbourhood, and among the first developments in Lentor Hills, the project may enjoy further benefits as the surrounding areas continue to transform and thrive.
