Special Highlight: Bukit Batok West Avenue 8 EC

Fancy a home that has the potential to leverage and benefit from the transformation in Western Singapore? An upcoming 99-year leasehold executive condominium (EC) project in Bukit Batok West Avenue 8 might just be it – being located near the Jurong Lake District and Jurong Innovation District as well as the new Tengah Town.

The 1.24-hectare site that was offered under the government land sales programme can potentially yield 375 EC units. This will inject a fresh supply of private housing to an area that had fairly limited new launches in recent years; the last private residential project was the nearby Le Quest, which enjoyed good take-up when it was put on the market in August 2017.

In a public land tender which closed on 8 March 2022, a joint venture between CNQC-OS (2) Pte. Ltd. (an entity of Qingjian Group) and SNC Realty Pte. Ltd. (an entity of Santarli Construction) had placed the top bid of $266 million ($662 psf ppr) for the site. The land tender was hotly contested, drawing 9 bids. The land rate of $662 psf ppr had set a new land rate record for EC GLS land, coming in just slightly higher than the previous record $659 psf ppr for the Tampines Street 62 (Parcel A) site that was awarded in August 2021.

Given the limited unsold EC stock, the Bukit Batok West Avenue 8 project is expected to draw healthy buying interest from first-time home buyers and HDB upgraders looking to fulfil their dream of owning and living in a private property. ECs being more affordable than private condos will also better fit the budget of many Singapore households. The new EC project could potentially be launched from Q2 2023 onwards.

West to impress
The West of Singapore has frequently been seen as a symbol of the country’s industrial progress and central to Singapore’s economic development since independence. As with the past, the West region will continue to be an important growth driver. It is Singapore’s largest manufacturing hub and is set to thrive with transformation plans laid out by the government.

An exciting development is the Jurong Lake District (JLD), which has been earmarked as Singapore’s second central business district. Spanning 360 hectares, the JLD will be the largest mixed-use business district outside the city centre, with quality offices, housing, amenities and abundant green spaces, according to the Urban Redevelopment Authority (URA).

Meanwhile, the URA notes that the Jurong Innovation District (JID) will be an industrial district for advanced manufacturing, supporting an ecosystem of manufacturers, technology providers, researchers and education institutions with Nanyang Technological University nearby.

Taken together, the JLD and JID will not only bring work closer to home, but also attract a wide variety of talent and workers to the area as a key employment node. Further off from Jurong, the future mega Tuas Port will also benefit nearby industries and inject more vibrancy to the West.

Being close to these growth areas and key hubs for Singapore’s future economy, the Bukit Batok West Avenue 8 EC will make a compelling home for many families and young professionals.

Live and play amidst nature and lush greenery
Outside of work, the Bukit Batok area also offers plenty of recreation options, including many parks. They include the nearby Bukit Batok Hillside Park, Bukit Batok Town Park and Little Guilin, Dairy Farm Nature Park, and the Jurong Lake Gardens.
Closer still would be the new Tengah Town which is a stone’s throw from the Bukit Batok West Avenue 8 EC site. Tengah has been envisioned as a smart and sustainable housing estate that will be loaded with amenities, green spaces as well as dedicated gardening and farming spaces.

Convenience and connectivity
The upcoming EC project is about 10 minutes’ walk from Bukit Gombak MRT station on the North-South Line and is well served by roads, offering easy access to the Pan Island Expressway. Connectivity is set to be enhanced further in the future with the Jurong Region Line (JRL) that will serve the western part of Singapore, including Choa Chu Kang, Boon Lay, Jurong, Bukit Batok West, Tengah and Nanyang Technological University (NTU)

For daily necessities and F&B options, future residents of the Bukit Batok West Avenue 8 EC can head to amenities nearby such as the Bukit Batok West Shopping Centre, Le Quest shopping mall and West Mall. More retail options can be found a short distance away, including Hillion Mall in Bukit Panjang, as well as IMM, JEM, and Westgate in Jurong East.

There are also numerous schools in the vicinity, offering convenience to families with school-going kids.
