Take in the charm and history of Holland Village

Holland Village, known for being a vibrant lifestyle and F&B cluster, is also steeped in history and owns its spot in pop culture, being the subject location in a local television drama in the early-2000s. Meanwhile, history has it that Holland Village was developed in the 1930s as a military village, with businesses serving the needs of British soldiers and their families based in nearby Pasir Panjang and Alexandra. It has evolved through the decades and is now a food haven and vibrant destination to hang-out at among families, young professionals, and expatriates.

Designated as an identity node by the government, Holland Village has seen some transformation, with the introduction of more amenities and housing to the neighbourhood. A residential site in Holland Drive was launched for sale and attracted 3 bids when the tender closed on 14 May 2024. The top bid of $805.4 million which works out to a land rate of $1,285 psf per plot ratio (psf ppr) was tabled by a consortium comprising CapitaLand Development, UOL Group, Singapore Land Group and Kheng Leong. The Holland Drive plot is attractive, and the future residential development could be compelling to buyers, given its walking distance to the Holland Village MRT station (Circle Line) and the myriad of pub, restaurants, food centre, and retail options in the surround areas.

Exclusive and refined homes

Chances are, the upcoming project on the Holland Drive site will be a high-end, luxury development offering refined homes to discerning buyers.  The plot is located in the Core Central Region in the prime District 10, and a stone?s throw from the exclusive good class bungalow areas in Holland Rise, Oei Tiong Ham Park, and Ford Avenue. Given the low-rise developments around the site, it is likely that many units, particularly those on higher floors in the project could command panoramic views over the landed housing areas. With the new project on the adjacent site ? One Holland Village Residences ? fully-sold, there aren?t many fresh private residential developments nearby. The limited supply pipeline could auger well for housing demand for the Holland Drive project.

Connectivity

The opening of the Holland Village MRT station in 2011 has greatly improved connectivity and enlivened the neighbourhood. The Holland Drive plot is within walking distance to the Holland Village MRT station, and this is one of the key attractions of the upcoming project. Residents will have easy access to various commercial hubs in Singapore via the Circle Line. The Holland Village MRT station is one MRT stop from Buona Vista, and two stops to the one-north R&D precinct. When the Circle Line is fully completed in 2026, commuters will have a seamless train ride straight to the city centre via the Keppel, Cantonment, and Prince Edward Road stations.

Amenities and schools

Another perk of living in Holland Drive is the convenience of being near to virtually everything one needs ? be it groceries, sweet treats, international cuisines, pet supplies, a cold brew or if you prefer, a different sort of brew at the local pub. In fact, deciding between places to dine at could potentially be a real challenge. The amenities, all a short walk from the project include the Holland Village Market and Food Centre, Holland Road Shopping Centre, Holland Piazza, shops along Lorong Liput and Lorong Mambong, as well as Raffles Medical Centre Holland V. Venture one MRT stop further and residents can find more commercial offerings at The Star Vista mall and The Rochester Mall at Buona Vista.

For a dose of nature and tranquility, residents can head to the world-famous Singapore Botanic Gardens, which is two stops from the Holland Village MRT station. Families with young kids may look on the project fondly given its location near several schools, including Henry Park Primary School, Anglo-Chinese School (International), Fairfield Methodist School (Primary and Secondary), and Anglo-Chinese Junior College. Meanwhile, the National University of Singapore (NUS) is minutes? ride away, near Kent Ridge MRT station. In view of its relative proximity to the one-north precinct, future homes may also appeal to renters who work at the one-north R&D hub, or at the Science Park.
