Up-and-coming Tengah new town has dazzled many with its futuristic vision and designs. It is envisioned to be a fully smart technology-enabled town that will be car-lite and surrounded by greenery.

In latest news, the first executive condominium (EC) land parcel of the "forest town" Tengah has been tendered and awarded in June 2021 to a joint venture (JV) comprising renowned property developer, City Developments Limited (CDL) and MCL Land, which is no stranger to housing development.

Copen Grand was hotly contested among developers in the public land tender, attracting 7 bids and a top bid of $400.3 million or about $603 per square foot per plot ratio (psf ppr) by the JV. It is the first private residential site to be launched in the area, since the sale of site in Bukit Batok, where the project Le Quest – which is fully sold out as of August 2020 – is situated.

The upcoming EC development, Copen Grand should attract healthy interest amongst potential buyers and investor that are drawn to the nearby Jurong Innovation District and the smart eco-town in Tengah.

Copen Grand EC site spans 22,020 sq m and has a maximum gross floor area of 61,659 sq m. The development, Copen Grand will consist of 620 residential units to be spread across 12 blocks of up to 14 storeys each. The EC project sits within Tengah's Garden district, one of five planned districts for the Tengah Estate. The project is also within walking distance of three MRT stations on the future Jurong Region Line and close to the future car-free Tengah town centre.

Copen Grand . Forest Town

The entire Tengah town is set to lead Singapore in championing sustainability and the use of smart technology within the estate. It will have autonomous vehicles and smart-eco features such as electric car charging ports in carparks, and a smart central waste system, for example.

The Tengah Town Centre will house an array of commercial and retail spaces, eateries and a sports centre, and will be directly connected to the future Tengah MRT station. Other proposed features include a bus interchange, community club and a polyclinic. Existing schools within a 2-km radius of the EC site include Shuqun Primary School and Princess Elizabeth Primary School, which are located outside the Tengah estate. However, future residents should not fret since there are plans for future education institutions to be built within Tengah. Based on the URA masterplan, there are 12 plots of land zoned for education institutions in Tengah.

Greenery will be interwoven throughout Tengah. The main highlight being the Tengah Central Park located next to the main Town Centre – a forest centre with recreational areas, an amphitheatre and a “forest stream”. There will be community farm ways that will run through housing estates with gardens, play areas, and farms. These amenities will provide residents with hobby farming opportunities and further encourage family bonding.

A forest fringe that goes around the estate will be built – it snakes across in the form of a forest corridor that’s 100m wide and 5km long. It also connects to other green parts of Singapore including the Central Catchment Nature Reserve and MacRitchie Reservoir Park, home to the iconic TreeTop Walk.

Amid the lush greenery, nature lovers will rejoice to surrounding forest views from their homes, while hiking enthusiasts and sports buff will have lots of recreation options that will help them to keep fit and escape from the hustle and bustle of urban life.

Copen Grand . Connectivity

Future Copen Grand residents will also benefit from the upcoming Jurong Region line (JRL) which connects with the North-South Line and East-West Line with interchange stations at Boon Lay, Choa Chu Kang, and Jurong East MRT stations.

The Copen Grand EC site is within 5 -minutes’ walk to Hong Kah, Tengah, and Tengah plantation MRT stations. The Hong Kah and Tengah stations are slated to be operational by 2026, while the Tengah Plantation MRT station will be ready by 2027. When fully operational, the JRL will connect residents seamlessly to the city centre as well as key activity nodes in the west, such as Jurong Industrial Estate, Jurong Innovation District, and the Nanyang Technological University (NTU).

Another key feature of Tengah is that it would be car-lite, all roads will be lined with dedicated walking and cycling paths while roads that go through the town centre will run underground, beneath the town. The move to minimising traffic on the road will make it more convenient for Copen Grand residents to get around.

Jurong Innovation District and Jurong Lake District

Tengah will provide more housing options for the population and may appeal to those whose workplaces are in the west of Singapore. Future residents of Tengah who would prefer to work near their homes can also look for jobs in the nearby Jurong Innovation District, which has been planned to house advanced manufacturing industries and research institutions.

The Tengah town is also located a stone’s throw from the upcoming Jurong Lake District, earmarked as Singapore’s second Central Business District. This district is planned to be a mixed-use business district that will house offices and business hubs, as well as shops, entertainment and leisure attractions. The commercial centre is estimated to provide 100,000 new jobs to the area.

SGX Mainboard-listed CDL is an established and reputable developer in Singapore – a trusted name behind many residential projects here, including Echelon, St. Regis Residences, Gramercy Park, South Beach Residences, and Nouvel 18, among others.
