Northumberland Road project near little India

A government land sales site in Northumberland Road was recently awarded to a City Development Limited (CDL) and MCL Land joint venture for $445.9 million or $1,129 psf per plot ratio (psf ppr). The 99-year leasehold plot, which is located just outside the Little India Historic District, is zoned residential with commercial at the first-storey. It can potentially offer 405 new homes on a site that spans 0.87 hectare in land size. The site has a maximum gross floor area of 36,679 sq m.

Situated on the city fringe, future residents at the development on the Northumberland Road site will enjoy the best of both worlds, taking in the rich history of the district while delighting in the modern conveniences of living on the cusp of the city centre. In addition, as there have been limited new private residential launches in the area in the last couple of years, the Northumberland Road project will likely find favour among home buyers and investors.

Piccadilly Grand : Cultural gems and retail exploration

Piccadilly Grand residents will be surrounded by cultural and important landmarks that have shaped Little India over the decades, as migrants from India, China and Britain arrived and set up flourishing trades in the area in the early 20th century. In particular, the Little India precinct is home to a diversity of religious spaces.

Some key landmarks nearby include the former Kandang Kerbau Hospital, the Foochow Methodist Church, the Shree Lakshminarayan Temple, former house of Tan Teng Niah, Sri Veeramakaliamman Temple, Angullia Mosque, Leong San See Temple, and the Sakya Muni Buddha Gaya Temple amongst others.

There is no shortage of retail and dining options in the area too. Piccadilly Grand residents will be able to shop for their daily necessities conveniently at any of the nearby amenities, such as Mustafa Centre, City Square Mall, Tekka Place, Tekka Market, and Pek Kio Market & Food Centre. Tucked within the culturally-infused district are restaurants serving up authentic Indian cuisine, including MTR Singapore, Komala Villas, The Banana Leaf Apolo, Ananda Bhavan, and many more.

Apart from offering diverse shopping and F&B options, the area is also home to a number of hotels such as the Parkroyal Hotel, as well as Connexion, an integrated medical centre and hotel development.

Staying connected

As a tourism hotspot and an established residential enclave, the Little India area is well-served by public transportation. Piccadilly Grand, upcoming development in Northumberland Road will be near to the Farrer Park MRT station on the North East MRT Line (NEL), providing seamless access to other parts of Singapore. The NEL provides direct access to amenities, attractions and employment hubs such as Bugis, Suntec City, Marina Bay Sands, Marina Bay Financial Centre, Chinatown, and Fort Canning.

For families with school-going kids, there are some education institutions in the area namely: Farrer Park Primary School; Stamford Primary School; Anglo-Chinese School (Junior); Bendemeer Primary School; Hong Wen School, St. Joseph’s Institution Junior; St. Margaret’s Primary School, and School of the Arts, Singapore.

What the future holds?

Piccadilly Grand is also near to the Rochor-Ophir corridor, an up-and-coming area that is envisioned as the next work-live-play hotspot, with mixed developments amid a park-like setting.

In addition, plans are afoot to create the Bukit Timah-Rochor Green Corridor – a new linear park that provides a unique walking and cycling experience for nature lovers and sports buffs. The Bukit Timah-Rochor Green Corridor may eventually be extended to Kallang Riverside Park.
