Being the first new HDB town in over 20 years, Tengah was conceptualised as Singapore's first smart and sustainable estate. Despite being a new entrant to the West side, Tengah should definitely not be overlooked, as plenty of developments are coming to the area. At the time of writing, the HDB has launched 22 build-to-order (BTO) in Tengah since 2018, and two executive condo projects - Copen Grand and Novo Place - have been launched for sale.
Soon, a new private residential project is set to debut in Tengah. In a public land tender that closed on 14 January 2025, the site at Tengah Garden Avenue drew a top bid of $675 million from a joint venture comprising Intrepid Investments Pte. Ltd., CSC Land Group (Singapore) Pte. Ltd. and GuocoLand (Singapore) Pte. Ltd. The bid price equates to a land rate of $821 psf per plot ratio (psf ppr).
The 2.54-hectare site at Tengah Garden Avenue will inject an estimated 860 private residential units in Tengah, and will also include commercial spaces on the first storey, thereby adding vibrancy to the neighbourhood. As part of the Garden District in Tengah, greenery is sure to be at the forefront of the future development and surrounding area.
Connectivity
A big plus for the future development is its location, being situated at the doorstep of the Hong Kah MRT station on the upcoming Jurong Region Line (JRL). A wide car-free garden corridor will also run alongside the MRT tracks, providing a more conducive and safer pedestrian experience.
When fully completed in 2029, the new JRL will vastly improve connectivity in the West. Tengah residents will be connected to the North-South Line and East-West Line via Choa Chu Kang, Boon Lay, and Jurong East MRT interchange stations, bringing them closer to schools and commercial hubs such the Jurong Lake District, Jurong Innovation District, and the National Technological University (NTU).
Within Tengah, the Garden Farmway - a green corridor spanning 900m across the district - will weave housing areas together and link them to community amenities, pedestrian walkways, and cycling paths. The Garden Farmway will also connect to both Tengah Pond and Central Park, providing residents with seamless access to both facilities.
Nature at your doorstep in "forest town"
Tengah is billed as a "forest town" and will feature lots of landscaped gardens and green spaces. Themed around nature and community, the Garden District - where the project is located - has greenery aplenty and incorporates a myriad of recreational, communal facilities. The thoughtful, biophilic design of the town will provide a breath of fresh air, improve overall well-being and promote greater sense of belonging.
In addition, with a 3,000 sq m garden dedicated to community farming, multiple playgrounds and fitness corners, open multi-purpose spaces and even a futsal court, residents will be spoilt for choice when it comes to weekend activities and tranquil spaces.
The Tengah Pond will feature nature play gardens, fitness facilities and lookout decks. Meanwhile, the 20-hectare Central Park will link to surrounding green networks in the Western and Central areas, and is set to feature an amphitheatre, a forest stream, and ponds.
Amenities and schooling options
Though Tengah is currently a work-in-progress, more schooling options will soon be coming to the area. Notably, Pioneer Primary School will be relocated to Tengah in 2026, Anglo-Chinese School (Primary) will move to Tengah and become a co-ed school from 2030, and a new primary school will open in the district in 2028. For now, the project is close to Jurong Primary School, Princess Elizabeth Primary School, Jurongville Secondary School, and Hua Yi Secondary School.
For amenities, Plantation Plaza - integrated with Plantation Village - currently services Tengah residents, offering retail shops, supermarket and eateries. Residents can also look forward to the upcoming neighbourhood centre at Parc Residences @ Tengah, which will feature an open community plaza, retail streets, gardens and exercise spaces. In the meantime, nearby Jurong East has plenty of retail and food options, with malls like Jem, Westgate, Jurong Point and IMM.
