A New EC Project Due In Pasir Ris In More Than 10 Years

An upcoming executive condominium (EC) project in Pasir Ris is expected to generate strong interest among home buyers, including HDB upgraders. The new EC site in Jalan Loyang Besar will be the first EC project in Pasir Ris town in more than 10 years.

In a government land sales (GLS) tender that closed on 1 August 2024, the site attracted 4 bids with Qingjian Realty, Forsea Holdings (a subsidiary of China Communications Construction Company), and ZACD Group placing the highest bid of $557 million, which works out to a record price land rate of $729 psf per plot ratio.

It is likely that there would be substantial pent-up demand for new EC units here as the last EC project launch in the area was more than 10 years ago, where Sea Horizon on an adjacent site (GLS site: Pasir Ris Drive 3/Pasir Ris Rise) hit the market in 2013. Prior to Sea Horizon, the previous EC new launch was in Pasir Ris Drive 3/Pasir Ris Link (developed as the Watercolours EC) in 2012. In addition, there could also be healthy HDB upgraders' demand from flat owners in the Pasir Ris and Tampines areas.

Never far from fun, adventure, and nature

The Jalan Loyang Besar (EC) plot is relatively well-located, across from Downtown East - the largest entertainment hub in the East, offering a range of experiences, dining and retail options. From water slides to karaoke, from live prawning to wall climbing, being close to Downtown East ensures that future residents are never far from fun and entertainment.

Meanwhile, the site is also near to the Pasir Ris Park which offers numerous recreation activities, be it nature walks, pony rides, bird watching, cycling or skating along the park connector network, or taking the kids for a fun-filled day at the playground or by the Pasir Ris beach.

The new EC project is also a short distance from the Pasir Ris bus interchange and Pasir Ris MRT station, the White Sands mall, as well as the recently-opened Pasir Ris Mall, which is home to more than 150 stores spanning F&B, retail, supermarkets, entertainment, and education services, amongst others.

A short drive from the site sits Jewel Changi Airport, which is a destination by itself. This mixed-use development at Changi Airport boasts attractions such as the famous rain vortex, the canopy bridge, walking net, and a myriad of commercial offerings.

Another recreation option is Changi Village, which is about a 15-minute drive from the future EC project. Here, visitors can indulge in a variety of hawker fare, and take a stroll by the beach along the Changi Boardwalk - a popular trail among nature lovers.

For families with young children or couples planning to have kids, the new EC will provide much convenience, being situated near several schools, such as Hai Sing Catholic School, Casuarina Primary School, Pasir Ris Primary School, and Pasir Ris Crest Secondary School.

Given that there are some low-rise developments north of the EC plot, it is possible that some units located on higher floors of the upcoming EC project could enjoy good views towards Pasir Ris Park and the sea, depending on the unit facing.

Connectivity

Future residents can hop on a short bus ride, or take a 12-to 15-minute walk to the Pasir Ris MRT station on the East West Line. From there, a train ride to Raffles Place will take around 35 minutes, while Orchard Road is about 40 minutes away via the MRT. There is also a bus interchange located in Pasir Ris Central.

Of note, the Pasir Ris MRT station will be linked to the Cross Island Line in the future, which will connect residents in the East to the West and North-eastern regions, such as Jurong Lake District, Clementi, Turf City, Ang Mo Kio, and Hougang.

Tapping on Changi East

The transformation of Changi as an economic gateway and local hub will also bring much excitement to the East Region. The expansion of the Changi Airport and plans such as the development of the Changi East Industrial Zone, and Changi East Urban District will help to drive future growth. This could bring more jobs to the Changi area, shaping Changi East up as a key employment node, thereby providing demand for homes nearby in time to come.
