Get A Slice Of City Living In River Valley

What price convenience? Proximity to retail offerings and schools, as well as MRT connectivity have a special place in the busy Singaporean life. That's why residential properties close to such amenities tend to see healthy demand, and command relatively resilient prices. 

One upcoming project that can lay claim to being near these amenities is the development to be built on the River Valley Green (Parcel A) plot. The public land tender for the government land sale site closed on 19 June 2024, attracting a top bid of $464 million - which works out to a land rate of $1,325 psf ppr - from Winchamp Investment Pte. Ltd - a subsidiary of Wing Tai Holdings.

Located on the cusp of Orchard Road, the longish-shaped site can yield an estimated 380 residential units, and it will be among a handful of new private condo projects that will be coming on in the River Valley and Zion Road area in the near-term. There have been no new private residential project launches in the vicinity since Irwell Hill Residences and the Riviere hit the market in April 2021 and May 2019, respectively.

MRT connectivity

The River Valley Green (Parcel A) site will be connected to the Great World MRT station on the Thomson-East Coast Line (TEL), where stations have been progressively opened since 2020 - linking Woodlands to Gardens by the Bay in Stages 1 through 3 of the TEL development. Come 23 June 2024, seven more stations from Tanjong Rhu to Bayshore will be ready, further improving connectivity via the TEL. In 2026, two further stations - Bedok South and Sungei Bedok - will be operational. 

Residents at the future development will be just one MRT stop from Orchard Road, while the Shenton Way and Marina Bay stations are 4 and 5 stops away respectively. This will offer seamless access to workplaces in the central business district, as well as Singapore's premiere shopping belt. In addition, MRT commuters will also be able to transfer to the North-South Line via Orchard station, or the East-West Line and North-East Line at the Outram Park interchange station, two stops away.

Recreation offerings and other attractions are also accessible via the TEL, including the Singapore Botanic Gardens near Napier station, Gardens by the Bay, the Maxwell Road food centre, East Coast Park beach, and the future Founders' Memorial. 

Retail therapy and schooling options

River Valley turns out to be a decent spot to indulge in one of Singaporeans' favourite pastimes - shopping and feasting. The site is within walking distance to the Great World City mall, and arguably even Ngee Ann City mall (if walking is your jam), given that it is just over 1-km from the site. Otherwise, there is always the TEL ride to Orchard station. Besides Great World City mall, shoppers can head to Orchard Road which has a kaleidoscope of high-end brands, department stores, and casual fashion offerings that should satisfy the pickiest of shoppers.   

When it comes to dining options, there are those in Great World City mall and Orchard Road, but F&B offerings can also be found at the Zion Riverside Food Centre, eateries along River Valley Road, as well as the nearby Robertson Quay. Venturing a little further (i.e. one MRT stop to Havelock station), residents can enjoy popular hawker fare at the Tiong Bahru Market, and an assortment of cafes in the hipster enclave.

Meanwhile, the River Valley Green (Parcel A) site is also a short distance from the park connector network at Zion Road, which goes towards Queenstown in one direction, and down towards Clarke Quay and Marina Bay in the other - which could appeal to avid cyclists or joggers. 

Despite its location in the city, there are several schools in the vicinity, with the River Valley Primary School a stone's throw from the site. Other schools nearby include Alexandra Primary School, Outram Secondary School, Gan Eng Seng School, Crescent Girls' School, ISS International School (Elementary and Middle School Campus), and the Chatsworth International School (Orchard Campus).

Given its convenient location in an amenity-rich area and in a predominantly private residential neighbourhood, the future project at the River Valley Green (Parcel A) plot should see significant buying interest.
