Fresh Private Housing Options in Woodlands

Prospective home buyers looking to tap into Woodlands’ growth as a key economic hub in Singapore will soon have a fresh option to pick from. A new private residential site in Champions Way has been tendered for and the plot can yield about 350 residential units.

The 99-year leasehold Champions Way site was launched for sale under the government land sales (GLS) programme’s Confirmed List for 1H 2023. It garnered 6 bids, fetching a top land bid price of $294.89 million – translating to $904 psf per plot ratio – from City Developments (CDL), in a tender which closed on 12 September 2023.

Given the limited private residential in the area, the future development is likely to enjoy some pent-up demand, wooing potential buyers including HDB upgraders in Woodlands and surrounding neighbourhoods. Excluding executive condo sites, the last GLS residential plot that was awarded nearby was the Woodlands Avenue 2/ Rosewood Drive site (now Parc Rosewood), which was sold for $151.5 million ($367 psf ppr) in June 2011.

Woodlands, another jewel in Singapore’s crown
The Woodlands regional centre is earmarked as the largest economic hub in Northern Singapore, with new spaces for business, research and development, as well as learning and innovation. The Urban Redevelopment Authority said that the Woodlands regional centre can serve as the strategic centre for the Northern Agri-Tech and Food Corridor, which will connect farms in Lim Chu Kang, and the Agri-Food Innovation Park, and the Senoko Food Zone.

These industries will not only bring jobs closed to homes, but also bring workers and researchers to Woodlands, offering potential leasing demand to landlords in the North. In addition, Woodlands’ proximity to Johor Bahru also makes the area attractive to workers who need to commute regularly across the Causeway. Of note, the Champions Way plot is not far from the upcoming Johor Bahru-Singapore Rapid Transit System in Woodlands North which will offer a smoother entry to Johor.

Over the longer term, the Champions Way development could benefit from the ongoing development of the Woodlands Regional Centre, but there is no shortage of amenities in the area currently.

Amenities and schools
The plot is located in a relatively amenity-rich area. There are retail and F&B offerings in the nearby Vista Point (7 minutes’ walk), Causeway Point, and Woods Square mall (about 15 minutes’ walk). The Woodlands Regional Library and Woodlands Civic Centre can also be found next to Woods Square.

Meanwhile, recreation offerings including the Upper Seletar Reservoir, Bird Paradise, Singapore Zoo, River Wonders, and Night Safari are also a short 15 minutes’ drive from the site.

With an increasing awareness on health and wellness, some residents may appreciate the convenience of being located close to the upcoming 1,800-bed integrated Woodlands Health Campus. It will have both acute and community hospitals, a nursing home and specialist clinics.

Families and couples who are planning to have kids will likely favour this site as it is located within 1-km from five primary schools, namely Innova Primary, Woodgrove Primary, Si Ling Primary, Woodlands Ring Primary, and Woodlands Primary. In particular, Innova Primary School is directly beside the Champions Way site. Other schools nearby include Christ Church Secondary, Woodgrove Secondary, and the Singapore Sports School.

Comprehensive connectivity
The upcoming Champions Way project is a stone’s throw from the Woodlands South MRT station, which is less than 5 minutes’ walk from the site. The Woodlands South MRT station sits on the Thomson-East Coast Line (TEL), providing direct access to the city and Eastern Singapore (when the entire TEL is completed).

Some of the key locales and attractions along the TEL include Marina Bay, Shenton Way, Maxwell and Outram Park. An MRT ride from Woodlands South MRT station to Shenton Way MRT station will take an estimated 40 minutes via the TEL. The TEL is expected to be fully operational by 2025, with the opening of more stations from Tanjong Rhu, to Marine Parade and all the way up to Sungei Bedok.

In addition, the upcoming North South Corridor (NSC) will also further improve connectivity between the northern part of Singapore and the city centre. The NSC will channel traffic to viaducts and tunnels, and free up more space at the street-level for alternate uses, such as community spaces, and dedicated lanes for pedestrians and cyclists. The 21.5-km NSC will stretch from Admiralty to Rochor, and is slated to be completed in phases from 2027.
