HDB Flats Due To Reach Mop In 2022: Attractive Projects You Should Look Out For In The West Region

In this 4-part series, PropNex looks at some of the HDB projects that are due to meet their 5-year minimum occupation period (MOP) in 2022. This second blog in the series looks at the West Region, where some 8,609 flats could exit the MOP this year. They comprise: 6,884 units in Bukit Batok; 1,223 units in Jurong West; and 502 units in Clementi. The MOP flats in the West account for about 27% of the 31,325 flats estimated to attain MOP in 2022.

The western region is the largest manufacturing hub in Singapore and is among the key economic centres in the country. Exciting plans are afoot with the development of the Jurong Innovation District (JID) and Jurong Lake District (JLD), as well as the upcoming Jurong Region Line. The JLD, in particular is earmarked as a vibrant commercial hub outside of the city centre and a thriving destination for business, leisure, entertainment and sustainable living.

JURONG WEST
There are several projects of interest in Jurong West. Among them, Boon Lay View, which was offered under the November 2013 Build-to-Order (BTO) exercise - it comprises 810 flats (3-, 4-, 5-, 3Gen standard flats), across eight 15-storey residential blocks. There’ve been about 40 resale transactions at Boon Lay View between April and June 2022, where the average transacted price for 4-room flats was about $535,000 and $649,000 for 5-room units.

Amenities:
Boon Lay View in Boon Lay Avenue is located about 1.2km from the Lakeside MRT station on the East-West Line. The project, being in a well-established neighbourhood, is surrounded by a range of amenities, such as the Boon Lay Community Club, Boon Lay Shopping Centre, Boon Lay Place Market & Food Village, and the Jurong West Market & Hawker Centre.
This project is also a short distance to the Jurong Lake Gardens – the 90-hectare attractive that comprises Lakeside Garden, Chinese and Japanese Gardens (currently closed for redevelopment), and the Garden Promenade. Visitors can embark on its walking trails or cycling trails, while children can enjoy a range of activities at various play areas.

Schools within 1k and 2km include Boon Lay Garden Primary School, Corporation Primary School, Rulang Primary School, Shuqun Primary School, River Valley High School, Yuhua Secondary School, and Millennia Institute.

Yung Kuang Court is another project in Jurong West that was offered for sale in the November 2013 BTO exercise. It comprises five residential blocks ranging from 19 to 20 storeys and they house 528 flats (4- and 5-room standard flats).

Amenities:
Yung Kuang Court is situated about 1.5k from the Lakeside MRT station and is within walking distance to the Jurong Lake Gardens, which offers residents plenty of leisure and recreation options. 
The project is also near to the Taman Jurong Market & Food Centre, Taman Jurong Community Club, Taman Jurong Shopping Centre, Superbowl Jurong, and West Point Hospital.

Schools nearby include Lakeside Primary School, Boon Lay Garden Primary School, Fuhua Primary School, Rulang Primary School, Jurong Secondary School, Yuan Ching Secondary School, River Valley High School, and Millennia Institute.

Spring Haven @ Jurong along Jurong West Street 42 was offered for sale by the HDB under its May 2013 BTO exercise. The project comprises 478 flats spread over three 16-storey blocks, offering 2-, 3-, and 4-room standard flats. There were at least 17 transactions done at this project between April and June 2022, with the 4-room flats going for an average price of $534,000.

Amenities:
Spring Haven @ Jurong is about 1.1km from the Lakeside MRT station. An adjacent empty plot has been reserved for future high-rise residential development, according to BTO brochure issued in 2013.
Some of the amenities in the vicinity include Jurong Spring Community Club, Jurong West Market & Hawker Centre, and a neighbourhood park.

Schools:
Nearby schools include Rulang Primary School, Shuqun Primary School, Corporation Primary School, Jurong Primary School, Hua Yi Secondary School, Yuhua Secondary School, Fuhua Secondary School, River Valley High School, and Millennia Institute.

BUKIT BATOK
Some of the MOP projects that could interest buyers include Skyline II @ Bukit Batok and SkyPeak @ Bukit Batok. Skyline II @ Bukit Batok – which has 744 units of 3-, 4-, and 5-room flats - was featured in the March 2012 BTO exercise and it comprises three residential blocks of varying storeys ranging from 25 to 38 storeys. About 42 resale transactions have taken place at Skyline II @ Bukit Batok from January to June 2022, with 4-room flats posting an average price of about $699,000, while the 5-room units went for about $851,000.

Meanwhile, SkyPeak @ Bukit Batok was offered under the March 2013 BTO exercise. The project has seven residential towers ranging from 26 to 40 storeys, and comprises 1,430 units of 2-, 3-, 4-, and 5-room flats. Check out more Bukit Batok HDB listings here.

Amenities:
They two projects are about 630m to 760m from the Bukit Batok MRT station on the North-South Line. Some of the facilities nearby include the Bukit Batok Swimming Complex, Bukit Batok Central, and West Mall. The projects are also just one MRT stop from Jurong East, where a number of malls – Westgate, JEM, JCube, and IMM Building – offer a comprehensive retail and F&B options to residents.

Nearby schools in the area include Bukit View Primary and Seconday, Keming Primary School, Yuhua Primary School, Princess Elizabeth Primary School, Crest Secondary School, Yusof Ishak Secondary School, Bukit Batok Secondary School, and Singapore Hotel & Tourism Education Centre (SHATEC).
