By PropNex Research and editorial

Two upcoming private residential projects are set to inject more than 400 new homes to the One-North precinct – a vibrant work-life-play district and major innovative cluster that is expected to grow further in the years ahead.

Slim Barracks Parcel A (Blossoms by the Park) and Slim Barracks Parcel B (TBA)

Both of the Slim Barracks plots were offered for sale under the Government Land Sales (GLS) programme in June 2021. Parcel A, the larger of the two plots, Blossoms By the Park, will offer 265 new homes when complete. It received a top bid price of $320.1 million from EL Development Pte Ltd. The top bid price reflects a land rate of $1,246 psf per plot ratio (psf ppr).

Meanwhile, Parcel B, the smaller land plot which will offer up to 140 new homes, had a top bid price of for $162.4 million, translating to a land rate of $1,210 psf ppr. The top bidder was Gao Xiuhua, one of the owners of Kingsford Development. Both sites will have a small commercial podium of 800 square meters and 400 square meters each in their respective developments.

Accessibility: Move with ease

The two upcoming projects will be well-served by public transport. Situated between Buona Vista and One-north MRT stations, it will provide residents a direct connection via the East-West Line and Circle line to the city and other employment centres, such as Orchard Road, City Hall, and Raffles Place. In addition, for residents who drive, the area is served by major roads which links up to the Ayer-Rajar Expressway (AYE) that will connect them to the Central Business District and Marina Bay area.

Families with school-going children or couples planning to have kids in the future will be glad to know that the developments is near to a number of well-established educational institutions. Some of the nearby schools and institutions include Fairfield Methodist Primary School, Henry Park Primary School, New Town Primary School, Anglo-Chinese Junior College and world-renowned National University of Singapore.

Array of lifestyle and retail options at your doorstep

The land parcels are within walking distance to a number of malls such as The Star Vista and Rochester Mall. These malls offer a wide range of dining, shopping, medical amenities as well as supermarkets to meet daily necessities needs. Residents are also just a few minutes’ drive or a bus ride away from the Holland Village lifestyle enclave. Known for its bustling nightlife with their variety of pubs, bars, and restaurants as well as artisanal cafes for those looking to catch up with friends over coffee or brunch. For those seeking something off the beaten path, Gillman Barracks is just a 5 minutes’ drive away – a contemporary modern arts cluster that features conserved buildings and art galleries that are complemented by an array of cafes, bars and restaurants.

For more diverse shopping experiences, residents are just minutes away from a number of retail clusters – for the heart-landers, residents can take a train or bus to Clementi or Queenstown town centres, for the fashion-forward in need of retail therapy, Vivocity at Harbourfront is just a short train ride away.

Gateway to fun and recreation

For residents who need a short respite from work, they have plenty of options within their proximity which allow them to do so. The well-connected nature nodes at Pasir Panjang liner park and Southern Ridges Walk will offer plenty of recreational options and greenery that will certainly appeal to nature buffs and hiking enthusiasts. The Southern Ridges Walk is a ten-kilometre hiking trail that connects three major parks: Kent Ridge Park, Telok Blangah Hill Park and Mount Faber Park. One of the most iconic landmarks along the trail is the enigmatic Henderson Waves bridge – it is the highest pedestrian bridge in Singapore, and is frequently visited for its artistic, distinctive wave-like structure consisting of a series of undulating curved 'ribs'. Aside from being able to observe a rich variety of tropical flora and fauna, the trail also affords hikers one of the best bird’s eye views of the city, harbour and the Southern Islands.

For those who want some sun, sea and sand, the beaches of Sentosa are just a 10 minutes’ drive away from Slim Barracks. The 500-hectare island of Sentosa is home to an exciting array of themed attractions, spa retreats, lush rainforests, sandy beaches, resort accommodations and golf courses. Families with young children can take a day-trip to visit the various well-loved attractions on Sentosa Island – Universal Studios Singapore, the SEA Aquarium, the Trick Eye Museum and more.

Work-live-play environment

The Slim Barracks plots are situated within the One-North district, envisioned as one of the first work-live-play districts in Singapore. It is also within the immediate vicinity of the future Dover Knowledge District, an expansion of the innovation cluster along Buona Vista and One-North, that will attract more employers and create more job opportunities in the area. Beyond that, there are also a number of well-established business centres located along the Pasir Panjang planning area, including Science Park, National University of Singapore and Mapletree Business City. For residents which work in one of these business clusters, the Slim Barracks projects will offer added convenience of living close to work as well as being able to experience the work-live-play lifestyle first-hand.

One-North District

One-north district is a vibrant congregation of cutting-edge research houses and business parks that serves as a fertile ground for research, innovation, and test-bedding. Master planned by JTC, it is an icon of Singapore's knowledge economy. The 200-hectare massive district houses key growth sectors such as biomedical sciences, info-communications, media and start-ups amongst others. Its unique work-live-play-learn environment enables the integration of industry-centric developments with residential communities, lifestyle options and educational institutes to provide a stimulating environment for innovative minds to collaborate and create.

Dover Knowledge District

The Dover Knowledge District was first introduced in the 2019 Master Plan – it is a mixed-use site that is slated to be an extension of One-North. The Dover Knowledge District will further amass synergies between the nearby business parks, academic and research institutions. It will offer more integrated spaces for better cohesion of education, R&D and entrepreneurial activities as well as create exciting new jobs and learning opportunities.
