31 July 2024, Singapore - PropNex today announced that it is exclusively marketing a freehold detached house in the Holland Park good class bungalow (GCB) area which has been put up for sale via private treaty, for a guide price of $23.8 million. The asking price for the prime District 10 property works out to an average of $3,116 psf based on a land area of 7,637 sq ft.

The two-storey bungalow with basement and roof terrace was completed in 2016, and it comprises seven bedrooms and six en suite bathrooms (all bedrooms have balconies), four function rooms which can be used as an office or meeting rooms, helpers' quarters, a 22-metre lap pool, jacuzzi, alfresco dining area, and spacious living spaces that are suitable for hosting social gatherings. The property has a built-up area of 10,000 sq ft spanning the two-storey space and the basement.

The Holland Park bungalow, which was designed by CHANG Architects has won the MUSE Design Awards in the category of "Architectural Design - Residential" in 2020.

Taking a broader Tanglin planning area, the most recent transaction for a freehold detached house was in Cluny Hill; the bungalow fetched $52 million or $3,434 psf on land area in July, based on URA Realis caveat data.

The Holland Park bungalow that has been listed for sale is near various amenities in the Holland Village and Dempsey Hill lifestyle clusters, and a short distance to the Singapore Botanic Gardens. Meanwhile, Orchard Road is about 10 minutes' drive away, while the central business district and Marina Bay is less than 20 minutes' drive from the property.
