If you fancy living in a dynamic neighbourhood that is driving innovation and buzzing with new ideas and possibilities, then look no further than Media Circle in one-north.

The Media Circle is an upcoming 1.06-hectare residential and commercial development in District 5 in the Rest of Central Region (RCR). This 99-year leasehold project can potentially offer up to 355 housing units with an estimated commercial space of up to 400 sq m.

In the recent tender that closed on 18 January 2024, the Media Circle plot garnered 3 bids, with the top bid placed by a joint venture between CNQC Realty (Clementi) Pte. Ltd. and Forsea Residence Pte. Ltd, the former is an entity of Qingjian Group while the latter is an entity under China Communications Construction Company, which placed a bid of $395 million (equivalent to a land rate of about $1,191 psf per plot ratio).

A dynamic neighbourhood for work-live-play

The Media Circle plot is situated within the burgeoning one-north district, envisioned as one of the first work-live-play precincts in Singapore. It boosts a vibrant congregation of cutting-edge research houses and business parks that serve as a fertile ground for research and innovation. The 200-hectare one-north district was master planned by JTC, to house key growth sectors such as biomedical sciences, info-communications, media and start-ups amongst others. Its unique work-live-play-learn concept enables the integration of industry-centric developments within residential communities, lifestyle options, and educational institutes to provide a stimulating and collaborative environment for innovative minds.

It is also within the vicinity of the future Dover Knowledge District, an expansion of the innovation cluster along Buona Vista and one-north, that will attract more companies and create more job opportunities in the area.  Beyond that, there are also a number of well-established business hubs in the Pasir Panjang planning area, including Science Park, National University of Singapore, and Mapletree Business City.

The commercial offerings at the Media Circle site will likely cover the daily needs of residents, but there are more retail and F&B options in the vicinity. The project is a short bus ride to malls and commercial amenities at The Star Vista mall, Rochester Mall, and Queensway Shopping Centre. Foodies will also be delighted since the Media Circle site is also not far from a wide range of dining options at the Holland Village lifestyle and commercial cluster, which features a number of malls, including Holland Piazza, Raffles Holland V and the newly-opened One Holland Village shopping mall.

Nature lovers can find respite at the one-north park, a continuous green stretch providing plenty of space to engage in recreational activities or sports. Additionally, the Media Circle site is also near to the Southern Ridges - a 10-kilometre trail and open spaces that connect Mount Faber Park, Telok Blangah Hill Park, HortPark, Kent Ridge Park and Labrador Nature Reserve.

Education and connectivity

The upcoming project at Media Circle is also strategically located near to various education institutions, making it convenient for families with school-going children. Notable schools in the vicinity include New Town Primary School, Fairfield Methodist School Primary and Secondary, Anglo-Chinese Junior College, as well as Tanglin Trust School and the National University of Singapore (NUS).

In terms of connectivity, the site is a short bus ride to several MRT stations such as the one-north MRT station, Commonwealth MRT station and Queenstown MRT station. They provide residents with direct commute to the city and other prominent commercial hubs around the island via the Circle Line and East-West Line - with an average commuting time of 30 to 40 minutes. For residents who drive, the site is also well connected to major roads and expressways such as Ayer Rajah Expressway (AYE) as well as Central Expressway (CTE). This provides commuters with seamless access to major employment centres at Tuas, Changi and the central business district.

Further ahead, the Media Circle area will likely get even more vibrant, as the government plans to introduce long-stay serviced apartments at another site nearby. This will offer a wide range of housing options in one-north and will attract a diverse mix of families and young professionals to the precinct.
