Strategically situated somewhere between Orchard Road and the central business district (CBD), Zion Road has been popular with home buyers and renters, owing to its convenient location. The area also exudes a certain charm, given its mixed of low-rise housing, towering private condo buildings, as well as a variety of retail and dining offerings.
The good news is that the government will be rolling out new private housing supply in the area, with the Zion Road (Parcel A) site being the first plot to be launched for tender under its government land sales programme (GLS).
In a tender which closed on 4 April 2024, the attractive Zion Road (Parcel A) site garnered one sole bid of $1.1 billion – reflecting a land rate of $1,202 psf ppr – submitted by a joint venture between CDL and Mitsui Fudosan. The Zion Road (Parcel A) site can potentially yield 1,170 units, including 435 units of long-stay serviced apartments, and commercial space (estimated: 2,400 sq m).
New project, new concept
The Zion Road (Parcel A) site will be among the first projects to offer long-stay serviced apartments – a new class of serviced apartments with a longer minimum-stay requirement of at least three months. The initiative was introduced by the government to better meet rental demand.
Other GLS sites that have been earmarked to offer long-stay serviced apartments at the time of writing include the Upper Thomson Road (Parcel A) and Media Circle sites.
Apart from having a long-stay serviced apartments component, the Zion Road site will also provide commercial offerings on-site, as the plot is zoned for residential use with commercial space on the first storey. Residents will enjoy greater convenience with easy access to daily necessities, not to mention the myriad of amenities around the site.
Amenities, connectivity, and schools
The Zion Road (Parcel A) site is minutes’ walk to the Great World City mall, and the Zion Riverside Food Centre which offers some popular local hawker fare. It is also not far from the Tiong Bahru Market and Food Centre, charming cafes and eateries in Tiong Bahru, the Tiong Bahru shopping mall, and the glitzy retail malls along Orchard Road.
It is also a stone’s throw from the scenic Singapore River, which is lined with restaurants and cafes at Roberson Quay, and further down in Clarke Quay and Boat Quay. With so many amenities nearby, the Zion Road area promises to be a vibrant neighbourhood, with a good mix of retail, dining, entertainment, and lifestyle offerings.
Being linked to the Havelock MRT station on the Thomson-East Coast Line (TEL) further enhances the convenience and appeal of the site. Residents will enjoy a seamless commute via the TEL to Shenton Way which is three stops (less than 10 minutes) from Havelock station, as well as to Great World City and Orchard Road in the other direction towards northern Singapore.
When the TEL is fully operational, it will take commuters all the way to Sungei Bedok, along Singapore’s eastern coastline – passing through stations including Tanjong Katong, Marine Parade, Siglap, and Bayshore. These in turn, will provide convenient access to more retail, F&B, and recreation offerings in the East to residents.
Apart from the TEL, the site is also well-served by main roads, such as Zion Road, Havelock Road, Kim Seng Road, and River Valley Road. Given the strategic location and efficient road network, the site is 5 minutes’ drive to Orchard Road, and 10 minutes’ drive to Raffles Place – should residents prefer to drive instead of using the MRT.
Meanwhile, there are also numerous schools nearby including Alexandra Primary School, River Valley Primary School, Zhangde Primary School, Gan Eng Seng Primary School, CHIJ (Kellock), Cantonment Primary School, Radin Mas Primary School, Crescent Girls’ School, Bukit Merah Secondary School, and Queenstown Secondary School.
With more private housing coming up in the Zion Road and River Valley, the area will be even more lively – as new families move in. Another upcoming highlight is the government’s plans to revitalise Pearl’s Hill which is about 1-km from the Zion Road plot. The Urban Redevelopment Authority had said in November 2023 that Pearl’s Hill will be developed as an inclusive and community-centric neighbourhood, with a variety of housing options, and a proposed mixed-use development to be integrated with the Outram Park MRT station.
