Condo In Newton Booked Gains Of More Than $1.2 Million On Average In September

A central region condo project in Novena, Newton – Amaryllis Ville – chalked up average resale gains of more than $1.2 million across four resale transactions in September. It is the only city centre project during the month to have made the top 10 rankings for September, with the remainder coming from suburban and fringe projects, based on caveats analysed by PropNex Research.

First, some details about the methodology which entails a comparison of sales caveats. The gains garnered for the units were derived by matching the condo resale transactions in September with their previous purchase prices according to caveats lodged. The average profit was subsequently computed on a project basis. To minimise sampling errors, resale condominium projects that posted fewer than four transactions during the month are excluded from the study.

Suburban condo projects dominate Top 10 gainers list
Resale activity moderated further in September, with just under 620 resale condo units being transacted during the month – likely as a result of the Hungry Ghost Month which spanned the first half of September, as well as the softer market sentiment. In September, the top 10 most profitable projects had average profits ranging from $351,000 to $1,228,000. Notably, by a ranking of the average profit, eight out of the top 10 projects in September 2023 are in the Outside Central Region (OCR) while only one project in each of the Rest of Central Region (RCR) and Core Central Region (CCR), made the top 10 rankings in September.

Most of the projects that made the top 10 list were developments that have desirable locational or physical attributes, such as being in a central location (Amaryllis Ville, Clover by the Park), close to an MRT station (Watertown, Compass Heights) or are newly-completed developments (Whistler Grand, High Park Residences).

The project is next to the Thanggam LRT station, which is a few stops from the Sengkang MRT interchange station.

City centre homes dominate top individual gainers
In September, the top gainers heralded from locations across the island, with CCR leading the pack, pulling in bigger numbers in terms of profit quantum by individual deals. By a ranking of the gross profit, seven out of the top 10 transactions were for units in projects located in the CCR. Only one transaction out of the top 10 gainers is located in the OCR; the two remaining transactions are for city fringe projects.

With the exception of the top gainer, the gross profits of the top 10 transactions – based on caveats lodged - ranged from $2 million to nearly $4 million. The gains witnessed amongst top gainers were relatively muted compared with previous months where we saw some of the top gainers reaping sizeable profits of more than $5 million. In September, the units which chalked up larger gains were mostly sizeable large format condos that are more than 1,300 sq ft in size, and consisted mostly of older projects built in the 1980s to early 2000s. The holding periods for the top 10 resale properties were mostly beyond 10 years – with the shortest being 9 years and the longest being over 28 years.

It was found that the most profitable transaction for the month of September 2023 was for a 12th floor penthouse at Goodwood Residence in the city centre, which fetched an eye-watering gross profit of $16.4 million (annualised profit of 8.1%) based on caveats lodged. The 10,710 sq ft apartment was sold for a whopping $32 million – double that of the initial purchase price paid in June 2014 - with a holding period of just 9 years. The purchase price for the penthouse unit is hardly surprising, given the scarcity of large-format apartments exceeding 10,000 sq ft in the city centre. Freehold Goodwood Residence in Newton (District 10) was built in 2013. The development is within walking distance to Newton MRT station along the Downtown Line and is just a 5-minue drive to the Orchard Shopping Belt. It is also close to reputable schools such as the Anglo-Chinese School (Primary), and Anglo-Chinese School (Barker Road).

The top gainer in the city fringe in terms of gross profit was for unit transacted in Pebble Bay. The transaction was for a second-floor unit that was resold for an estimated profit of $2.98 million, reflecting an annualised profit of 3.1%. Based on URA Realis caveat data, the unit was first bought in March 1995 and subsequently resold for $5.15 million in September 2023, with a holding period of 28 years. The project was completed in 1997 and is located in the exclusive Tanjong Rhu neighbourhood within District 15. This freehold project is situated right next to the upcoming Tanjong Rhu MRT station - which is expected to be completed in 2024 - along the Thomson-East-Coast Line (TEL). The project enjoys waterfront access and scenic views of the Kallang Basin.

Gains amongst resale transactions seem to be moderating, as downside risks persist amidst the muted economic growth outlook, market uncertainties, high interest rates, and as the cooling measures continue to exert their impact.
