Kandis Residence

The only top-floor unit at Kandis Residence currently for sale — and the only one with a 4.5-metre ceiling. The ceiling is 4.5 metres. Most three-bedroom units at Kandis have 2.7 metres, and even the ground-floor units reach only 3.6 metres — so the living and dining area here stands close to a full storey taller than anything else in the project. The windows run the entire height of that wall, almost two storeys of glass, framing an unblocked north-west outlook across the landed estate with the pool directly below and the skyline in the distance. At 936 sq ft this is not a large apartment on paper, and the volume is what changes that. The extra height makes the main living space read far more open than the floor area suggests — and it is what allowed the owners to build a furniture deck in the third bedroom, a sleeping platform above with a work desk beneath, which no middle-floor unit here can replicate. Three bedrooms and two bathrooms, both with walk-in showers, the master with a window. Designer renovation throughout — herringbone timber feature wall, fluted panelling with recessed lighting and full-height cabinetry in every room, including a full-height shoe cabinet with an open display shelf at the entrance. Kitchen fully fitted with integrated oven, gas hob and an enclosed service yard. Timber flooring in the bedrooms, large-format tile through the living areas. Owner-occupied since completion and very well kept. Kandis Residence: 130 units, completed 2021, 99-year lease from 2016. A quiet Sembawang address bordering a landed estate, with pool, gym and BBQ pavilions. Viewing by appointment. Co-broke welcome.
